What If I Don't Want to Sell My House?

Good. Then don't.

Seriously.

Nobody said you had to sell your house just because you're curious about what it's worth.

And if you've been in your home for years, raised your family there, know half the people on the street and can find the light switch in the dark without thinking about it...

I get it.

Selling isn't exactly an emotional-neutral decision.

Sometimes it's your home.

Sometimes it's your biggest financial asset.

And sometimes it's both at the same time.

That's where things get complicated.

---

You Can Love Your House and Still Question the Numbers

Here's something I've learned:

You can absolutely love your home...

…and wonder whether you can keep comfortably carrying it.

Those two things aren't contradictory.

You can love the kitchen.

Love the backyard.

Love your neighborhood.

Love your neighbors.

Love the fact that you don't have to explain to anyone why the thermostat is set to the exact temperature you've had it on since 2017.

😂

And still look at your monthly expenses and think:

«“Okay. Something isn't working anymore.”»

That's not failure.

That's information.

---

So What If You Don't Want to Sell?

Then the first step isn't selling.

It's understanding the situation.

Start with the basics.

What does the house cost you each month?

What has changed?

What is your current income?

What are your other household expenses?

What is your mortgage balance?

What is the house worth today?

How much equity do you have?

And are there legitimate options that could make staying more manageable?

Depending on your circumstances, that may mean talking with your mortgage servicer or a qualified housing counselor about available programs or payment options.

The important thing is not to guess.

---

Maybe This Is Just a Rough Patch

Life happens.

A job changes.

A business has a slow year.

A divorce changes the household income.

An unexpected expense shows up.

Someone in the family needs help.

Insurance goes up.

Taxes go up.

Everything goes up.

Except, apparently, the amount of money sitting in your checking account.

😂

If the problem is temporary, selling your house may not make sense.

Maybe you need time.

Maybe your income will recover.

Maybe there are other ways to make the numbers work.

That's why I don't believe in jumping straight from:

“Things are tight.”

to:

“Sell the house.”

There's a whole conversation in between.

---

Maybe the House Is Fine. It's the Budget That's Crowded.

Sometimes the house itself isn't the problem.

The problem is that there are too many financial obligations competing for the same paycheck.

And that's when stepping back can help.

Look at everything.

Not just the mortgage.

Not just the credit cards.

Not just the grocery bill.

Everything.

Because sometimes the answer becomes clearer when you stop looking at each individual expense and look at the entire picture.

---

And Maybe You Need Someone Other Than a Realtor

I'm perfectly comfortable saying this:

Sometimes you need another professional.

If you're having difficulty making mortgage payments, your mortgage servicer may have options worth discussing.

HUD-approved housing counselors can provide guidance at no cost in many situations.

A tax professional may be appropriate for tax questions.

An attorney may be appropriate for legal questions.

A financial professional may be appropriate for broader financial planning.

And a real estate professional can help you understand the property side of the equation.

Everybody has a lane.

Mine is real estate.

I'm not going to pretend otherwise.

---

Here's Where I Come In

If you want to know what your house is worth, I'll help you figure that out.

If you want to understand your equity position, we can look at that.

If you're curious what a sale might potentially put back in your pocket, we can run those numbers.

If you aren't ready to sell?

That's okay.

You can still know your numbers.

In fact, I think you should.

Because knowing what your house is worth doesn't put a SOLD sign in your yard.

It just gives you another piece of information.

---

What If You Decide to Stay?

Fantastic.

Now you know more than you did yesterday.

Maybe you decide:

«“I'm staying right where I am.”»

Excellent.

You can take that information and move forward.

Maybe you decide to revisit things in six months.

Fine.

Maybe your circumstances change again.

Now you'll have a baseline.

Maybe the market changes.

We'll look at it again.

Information doesn't obligate you to act.

That's one of my favorite things about information.

---

What If You Eventually Decide to Sell?

Then we'll talk about selling.

But when you're ready.

And when that happens, we'll already have answered some of the big questions:

What is the house worth?

What do you owe?

What might you net?

Where would you go?

What would your next housing situation look like?

That's a much better place to make a decision than:

«“Oh crap. I need to sell. What do I do?”»

---

The Hard Truth

Sometimes staying in your house is the right decision.

Sometimes it isn't.

And sometimes the answer changes.

The house that made perfect financial sense five years ago may not make sense today.

Or the opposite may happen.

A rough financial year can improve.

An expense can disappear.

Income can change.

Life can change.

That's why there isn't one universal answer.

There is only:

Your situation.

Your numbers.

Your options.

---

So If You Don't Want to Sell...

Don't.

I'm serious.

You don't need permission from a Realtor to stay in your own house.

😂

But I would encourage you to know what you're working with.

Know what the house is worth.

Know what you owe.

Know what it costs you.

Know what your options are.

And if you're having trouble figuring out the financial side, talk to the appropriate professional.

You don't have to make a decision just because you started asking questions.

Sometimes asking the question is the smart decision.

---

Curious what your house is worth?

I'm happy to help you understand the real-estate side of the equation.

No listing appointment required.

No awkward follow-up campaign.

No salesperson hiding behind a potted plant waiting to spring out with a CMA.

😂

Just information.

Because whether you stay, sell, downsize, move or simply do absolutely nothing for the next six months...

It's still your house.

You deserve to know what it's worth.
